Manager, Critical Environment

Job Summary

Primary responsibility for this role is the development of an account specific Critical Environment Program to ensure the efficient operations and maintenance of all Critical Environment facilities. Ensure Maintenance of facility electrical, mechanical, structural, life safety and critical back-up systems is maintained and system up time is maximized. Apprise the owner’s representative of any and all conditions affecting system operations and reliability. The specific areas of responsibility include but are not limited to program management, procedure development and tracking of operational indices.

Job Responsibilities

Monitor Equipment and administer preventative and predictive Maintenance          

Development of policies and procedures related to maintenance and operation of Critical Environment space and equipment. Monitor performance of assigned areas of responsibility. Ensure that worked performed in all spaces is accomplished efficiently with a minimum amount of disruption and meets all JLL requirements. Understand the engineering design and operational aspects of the facility’s Critical Environment systems and equipment at all Facilities. Must be able to immediately recognize system design shortcomings and respond to operational and emergency situations. Provide diagnostic follow up in the form of Root Cause analysis, Failure mode and effects analysis to map out corrective and preventive actions to all critical environment operating issues. Formulate and implement the preventative and predictive maintenance program. Develop cost effective recommendations and business plan proposals to improve system reliability. Insure the service contractor base supporting critical environments meets not only the technical requirements for the tasks they are responsible for, but also meet minimum contractual and risk standards.

Provides Critical Environment operational capacity reports outlining system short falls in meeting customer reliability requirements. Track and report critical environment operational issues with recommendations for improvement. Monitor and report critical environment operational up-time and preventive maintenance completion to schedule percentages.     

Supervision        

Scheduling of preventative maintenance with a minimum disruption performing by utilizing the change control process and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff. Evaluate, and provide professional development programs for personnel assigned to operational and maintenance support of critical environments.         

Knowledge, Skills & Abilities

Education/training          

Bachelor’s degree or PE in mechanical, electrical engineering preferred, or equivalent of on the job experience directing and managing a facility engineering department. Data Center engineering design and operating training helpful.

Years of relevant experience

5 years of experience in facility/plant engineering and maintenance supervision. Managerial experience required.                      

Skills and knowledge

Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation, back-up power design and data center design. • Must be proficient in basic computer applications and software such as MS Office, Microsoft Project, Visio, Access, E-Mail etc.                             

Excellent interpersonal skills, Client relationship management, team building and ability to communicate well in both oral and written reports.
